Whether you're buying, selling, or dealing with an insurance requirement, our Gresham, OR inspectors document exactly what's really going on.
We use calibrated moisture meters and thermal imaging to detect trapped water behind panels that a visual check alone would miss.
Thermal scans can reveal insulation gaps and moisture patterns invisible to the naked eye.
Equipment is calibrated regularly, since a poorly calibrated moisture meter gives false readings either direction.
Inspectors are trained specifically on siding-related moisture and structural issues, not general home inspection basics.
Reports are backed by professional liability coverage appropriate for inspection work.
Real estate transactions often have tight deadlines — we prioritize scheduling around closing dates.
Insurance-requested inspections get scheduled quickly to avoid claim or renewal delays.
Every inspection includes a clear, written report with photos, not just a verbal walkthrough summary.
Pricing is flat-rate regardless of what we find, so there's no incentive to inflate findings.
Different situations call for different depths of inspection — here's what we offer.
Before you buy, we check for hidden moisture, rot, and installation defects that a general home inspection might miss. Findings are prioritized by urgency so you know what needs attention now versus later.
Calibrated moisture meters check suspect areas — around windows, at seams, near ground level — for trapped water. Multiple readings are taken per suspect area, since a single reading can be misleading if the meter contacts an unusual spot.
Infrared imaging reveals temperature differences that often indicate hidden moisture or insulation gaps behind siding. We explain thermal patterns in plain language in the report, not just raw images without context.
Reports clearly note condition, damage if present, and estimated remaining service life. We can revise report format on request if your specific insurer has a preferred layout.
A clean inspection report can also be a selling point during negotiations. We can provide a redacted summary version if you'd rather not share every technical detail with buyers.
After hail or wind events, we check for damage that isn't obvious from the ground, including hairline cracking. We compare findings against known storm dates and hail size data for the area when available.

The full walk typically takes under two hours depending on home size.
Findings are reviewed with you on-site before the formal written report is finalized.
You receive a written report with photos and findings, typically within a day or two of the visit.
Thermal imaging showed an insulation gap we never would have found just looking at the surface.
Pre-listing inspection gave us a punch list to handle before buyers ever walked through.
Post-storm inspection found hairline hail cracking our own eyes completely missed.
Moisture reading confirmed a suspected leak near our chimney flashing that two other contractors had dismissed.
Flat-rate pricing means no incentive to inflate what we find.
